Your First Home Starts Here: A Simple First-Time Home Buyer Guide

Thinking about buying your first home but have absolutely no idea where to start?

You're not alone.

Most first-time buyers come to me with the same questions:

How much money do I actually need? Do I need 20% down? Should I talk to a lender or a Realtor first? What happens after I find a house I love?

The good news? You don't need to know everything before you start. That's what your real estate agent and lender are there for.

Here's what the home buying process actually looks like, step by step, for buyers in Madison, Evansville, Janesville, Stoughton, Oregon, and throughout South Central Wisconsin.

01. Start With a Lender

Before falling in love with houses online, your first step should be getting pre-approved for a mortgage.

A lender can help you understand what price range you qualify for, what your estimated monthly payment could be, how much you may need for a down payment, estimated closing costs, and which loan programs could work for you.

First-Time Buyer Tip

You do NOT necessarily need 20% down to buy a house. Depending on your finances and the loan program you qualify for, there may be options requiring significantly less. Some buyers may also qualify for programs that assist with down payments or closing costs. Don't count yourself out before talking to a lender.

02. Decide What You Actually Want to Spend

Your pre-approval tells you how much you can borrow. That doesn't mean you need to spend that much.

I always encourage my buyers to think about the monthly payment they're comfortable with, not just the maximum purchase price they're approved for.

Your monthly housing costs may include your mortgage principal and interest, property taxes, homeowners insurance, mortgage insurance, and HOA or condo fees when applicable.

My Advice

The goal isn't just to get you into a house. It's to get you into a home you love while still being able to enjoy your life after closing.

03. Find Your Real Estate Agent

Your buyer's agent is there to represent you and your interests throughout the transaction.

I'll help you search for homes, schedule and attend showings, understand the market, research comparable sales, write and negotiate offers, navigate inspections and contingencies, keep track of deadlines, and guide you through the process all the way to closing.

You'll also discuss and sign a Buyer Agency Agreement before touring homes together. This establishes our working relationship and makes sure things like representation, responsibilities, and compensation are clear from the beginning.

Never Be Afraid to Ask

There are no stupid questions when you're buying your first home. If you don't understand something you're signing, ask. A good agent should make you feel informed, not pressured.

04. Now We Get to House Hunt

This is usually everyone's favorite part.

Before we start touring homes, we'll talk about what you're looking for and separate your wish list into three categories:

Must Have: The things you truly need.

Would Love: Things that would be amazing but aren't deal breakers.

Can Change Later: Paint, flooring, fixtures, landscaping, and other cosmetic features.

First-Time Buyer Tip

Focus most on the things you can't easily change: location, lot, layout, overall condition, and affordability. Ugly paint? We can fix that.

05. You Found the One

This is where things get exciting.

When you're ready to make an offer, we'll look at the property, comparable sales, current market conditions, and your personal comfort level to decide on an offer strategy.

And remember: an offer is about much more than price.

We may discuss purchase price, earnest money, financing, inspection, radon testing, appraisal, closing date, seller credits, personal property, and other contingencies. I'll explain what each decision means so you're not just signing paperwork and hoping for the best.

06. Your Offer Was Accepted

Time to celebrate... and then we get back to work.

Once you're under contract, the next few weeks may include your inspection, radon testing, appraisal, financing deadlines, reviewing documents, finalizing your loan, and preparing for closing.

About the Home Inspection

Your inspector's job is to find things. Don't panic when they do. Almost every house has something that comes up during an inspection. We'll look at what's actually important, what may need further evaluation, and what options you have based on your offer and contract. You don't have to figure it out alone.

07. Closing Day

You made it!

Before closing, we'll typically complete a final walkthrough to make sure the property is in the expected condition. Then you'll sign your closing documents, complete the purchase, and...

Get the keys to your first home.

Take the photo. Pop the champagne. Call your family. You're officially a homeowner.

How Much Money Do I Actually Need?

This is probably the number one question first-time buyers ask me.

Your upfront expenses can include things like your down payment, closing costs, inspection, appraisal, earnest money, and other transaction expenses. But there isn't one magic number every buyer needs. Your actual cost depends on your loan, purchase price, property, and the terms we negotiate.

You May Be Closer Than You Think

You don't need to have everything figured out before talking to a lender or Realtor. Even if buying a home is 6 months or a year away, starting the conversation early can help you understand exactly what you need to work toward.

Buying Your First Home in South Central Wisconsin

I bought my first home in Evansville in 2023, so I remember what it feels like to be on this side of the process.

There are a lot of questions. A lot of paperwork. And quite a few moments where you're wondering, "Wait... what does that mean?"

It's one of the reasons I love working with first-time buyers.

My goal isn't just to help you buy a house. I want you to understand the process, feel confident in your decisions, and actually enjoy becoming a homeowner.

Whether you're looking in Evansville, Madison, Janesville, Stoughton, Oregon, or elsewhere in South Central Wisconsin, I'd love to help.

You don't have to be ready to buy tomorrow. Sometimes the first step is simply figuring out what your next step should be.

Not Ready to Buy Yet? That's Okay.

Whether you're 6 months out or just starting to think about it, I'm happy to answer questions and help you understand what steps to take now. No pressure, no obligation.
